one knows everything about anything). But we have been working with real
estate brokers and realtor boards for 9 years. We do know a lot about

To me, Broker Reciprocity is a dream come true. Talk about exposure! With IDX your listings can now appear on numerous real estate web sites in addition to your own. In most cases, right in the same geographical area. These other sites may be that of your competitors, but so what? The idea is to sell property right? With this system, the odds of people seeing your listings on the Internet has just increased 10 fold. Instant exposure. Sure there will be some split commissions, but aren't sold signs a good thing? Remember, you get to advertise their listings too. To see what IDX can do for your advertising, click here THE SELLERS FACTOR Buyers and sellers are going to love this. One stop shopping for the buyers, increased exposure for the sellers. I know if I was selling my house, I'd want to list with a company that can offer the kind of exposure that IDX brings to the table. Don't underestimate your sellers. They've been using the Internet for quite some time now. They will look for you in the search engines, and soon they will learn about IDX. Think about it. Shouldn't you be using IDX as a listing tool? NOT MUCH TO LOSE Okay, before you accuse me of having big-time tunnel vision, I realize there are some cons to IDX. A situation could exist where an abundance of split commissions could effect your in-house sales profits. This can happen if your company is a large company and all the other companies that opted in are considerably smaller. With this scenerio, one may want to wait until some of the larger companies in your area opt in. But in most cases, the pros far outweigh the cons. The good news is, you can always change your mind. If for some reason you determine IDX is hurting your business rather than helping it, you can always opt back out. The investment shouldn't be that great of a loss. (Through us it's not.) |
As far as the implementation of IDX goes. Michigan is slowly catching up. Other states are way ahead of us. |

If a buyer calls in regards to a competitors listing advertised on your site, is that a bad thing? Besides, they don't always buy the one they called about. |
